What xeriscape costs in the Salt Lake Valley.
A park strip conversion is a fixed price set by square footage and is the cheapest way to start. Full front yards and whole lots are quoted per square foot and vary most with rock tonnage, sprinkler zones and slope. The Utah rebate pays back a meaningful share of a strip and a smaller share of a full yard. Every job is quoted in writing after a site walk.

Where the money goes
Labor and disposal for sod removal, drip parts, mulch or rock by the ton, plants by the gallon, and the hours to plant them properly. Rock is the biggest swing: a gravel-mulched strip costs less than a shredded-bark one to maintain but more to install, and boulders are priced by the piece and the machine needed to set them.
What the rebate gives back
Programs pay per square foot of lawn removed and replanted to standard. Rates are set annually by your water district and the state, and some programs cap the total per property. A typical 300 to 450 square foot strip returns a meaningful share of the Strip Flip price; a full front yard returns less as a share because the cap bites. Questions about price
Why is a park strip priced as a fixed amount but a yard per square foot?
Strips are predictable: similar width, similar sprinkler layout, similar plant count. Yards are not. A sloped backyard with a 12-zone sprinkler system and 20 tons of rock is a different job from a flat front lawn with one zone.
Does the rebate come off my invoice?
No. The district pays you directly after final photos are approved. We quote the full price and tell you what the rebate is likely to return.
What drives the price up?
Rock tonnage and haul distance, the number of sprinkler zones to convert, slope, tight access for equipment, and plant density. What keeps it down: mulch instead of rock, fall planting of smaller plants, and doing the strip and front yard together.
